Palm Beach and Broward new flood zones
and flood insurance requirements.
As of October 2017 the Federal Emergency Management Agency (FEMA) has added
thousands of new South Florida properties to the flood zone map while others have
been deemed low risk and removed form mandatory coverage.
Since 1989 the flood zone designations for mandatory flood insurance for homeowners carrying a federally backed home loan has not changed until this year. In Palm Beach County there has been approximately 50,800 properties added as a high flood risk. In addition to your home insurance policy, you need to find out if you are in a flood zone.
Most of those new designations are in the western part of the county including Wellington, Royal Palm Beach and other neighborhoods in West Palm Beach County including Boca Raton.
The Blue Sky Insurance® clients who have homeowners insurance in Boca Raton, Palm Beach and Broward County may need to purchase a flood insurance plan although others will find that their property is off the designated flood zone map not requiring them to carry a flood coverage.
In some cases however, properties are built on elevated land which in this case even the higher risk properties are not require to carry flood insurance coverage. And in Palm Beach County there have been 45,640 properties that have been re-classified from high risk to low risk not requiring the owner to carry flood insurance. Among the total land parcels not in a flood zone, there are 301,432 properties that remain in that category. And 36,983 properties remain in high risk flood zones.
In Broward County 31,000 properties have been added to the high risk flood zones while thousands more have been lower to low risk. Below are the Flood Zone designations and the description of each.
| Zone AO | Shallow flooding Zone (usually sheet flow on sloping terrain) with average depths between 1 and 3 feet. Mandatory flood insurance applies. |
| Zone AE | Flood Zone for flood depths greater than 3 feet. Mandatory flood insurance applies.. |
| Zone AH | Flood Zone for shallow flooding with average depths between 1 and 3 feet. Mandatory flood insurance applies. |
| Zone VE | Flood Zone for coastal areas with ocean storm surge risk. Mandatory flood insurance applies. |
Zone X |
Flood Zones outside the flood plain or the average flood depths of less than 1 foot. Flood insurance not mandatory. |
